Many may not perceived it but it is actually the best time to purchase a new home because of the advantages it offers such as lower price, lower interest rates, tax savings, more choices etc. So instead of wasting money in renting a place, buying something that can be an equity is far more better option.

I guess the problem is the over whelming amount of foreclosures and pre-foreclosures. So many homes are under equity too the debt. This is far worst than the late 80' early 90's and also worst than 1974-75. The idea is if they don't stop the fall soon, about 50% of our homeowners will have no equity in there homes and most likely be negative. When a homeowner goes hard negative in there property, they have no incentive to pay their mortgage. When they go low on their equity they can't refinance and get rid of their higher cost mortgages.
This puts them in trouble paying their mortgages and perpetuates this problem.

So getting people refinanced and getting house sold is paramount. Mortgage money and credit must flow. If real estate gets leveled off, homes sell, the economy will level off.

Good article. I think staging can be very tricky - you think you have done everything at your best and finally appears something what will destroy your whole effort. For example animals - you have cute ferret in the cage? Your potential buyer may be scared - and despite you will take your animal with you to your new house, his first experience is spoiled. When they enter your house, their first feeling has to be feeling of a new home!

We are constantly surprise with the price some homeowner ask for the property. We are double surprised that some agent will still take the listing. There are several listing in the area that are 30,000 or more over priced. Guess what these homes just sit.

Oh well - I guess the owner will catch on in a fw months.
