Online home listings don't tell whole story


The Internet has changed the way we buy and sell houses. Most listings of homes for sale can be found on the Internet. Realtor.com, the world's largest real estate database of homes for sale, carries information on more than 3 million listings.

According to the 2007 National Association Profile of Home Buyers and Sellers, 84 percent of home buyers used the Internet for information at some point during their home search. This is up from 37 percent in 1999.

Real estate Internet sites allow home buyers and sellers to peruse the inventory of homes for sale relatively effortlessly. Many sites allow visitors to set up a notification system that will alert them when new listings that fit their search criteria hit the market. Read more....

10 Tips for Fall


Since Fall is near ....or already here, I am passing along some safety and maintenance tips that you might find helpful as you say goodbye to the warm days of Summer and prepare for the cold Winter months. The crisp, cool weather make autumn the perfect time to work on these winterizing chores. Time spent now will lessen the time it could take to fix problems later.


1. Run all gas-powered lawn equipment until the fuel tank is empty.
By doing this, you are removing flammable liquid storage from your garage. At the same time, make sure you aren't storing dirty, oily rags in a pile. They can ignite spontaneously.

2. Have a certified chimney sweep inspect and clean the flues and check your fireplace damper.
Soot and creosote, which build up inside the chimney, can ignite when a fire is lit in the fireplace.

3. Make sure the caulking or weather stripping around doors and windows is adequate to reduce heat/cooling loss.
Check glazing for loose or missing putty or glazing compound. Make sure weather stripping is not brittle and breaking. This will reduce heating costs as well as help reduce water damage to the windows and door frames.

4. Remove bird nests from chimney flues and outdoor electrical fixtures.
Bird nests on top of light fixtures are a fire hazard. Bird nests in chimney flues can prevent a proper venting of combustion gases and can catch fire from sparks.
5. Clean out gutters and downspouts.
Cleaning debris and fallen leaves reduces the chances of an ice dam forming. One good step is to spray water down the downspouts to wash away leaves and other debris. A good tip is to place gutter screens over gutters.

6. Roof: If you have a sloped roof, look for shingles that are cracked, curled, loose, damaged, or missing and repair or replace them. If you have a flat roof, clean off leaves and branches, and cut back overhanging tree limbs.

7. Grading: Any and all surfaces next to the exterior walls should be sloped to shed water away from the house. This is most important on warm winter days, as melting snow runs quickly across the surface of frozen ground. If the grading is incorrect, water will potentially flow into the house, causing basement leakage. Now is the time to use a shovel to re-slope the grass, or call a paving contractor to correct a negatively sloped walkway or driveway.
8. Turn Off Outside Taps: Unless they are frost-proof, drain and turn off taps and external pipes to prevent bursting due to freezing. Drain garden hoses and store inside to prevent from getting brittle from freezing temperatures.

9. Lawn Care: Tender plants need protection from the cold, foundation plantings need approximately four inches of mulch. Be sure to change wood mulch often and/or treat it with insect repellant ....you dont want a termite problem! You could use rubber mulch instead, it may be more expensive but it lasts longer. Rake leaves from yard and prune shrubs and trees, making sure limbs do not touch your home.

10. Misc: Start to put away tools and equipment left outdoors during the summer such as play equipment, lawn mowers, barbecues, patio furniture, flower bed ornaments, and gardening tools. It may be time to winterize your pool and outdoor hot tub, too.

Tip of the week


Inspect and/or change your furnace filters monthly: Clogged filters decrease furnace efficiency and can cause breakdowns of your system. If you are afraid to do this yourself, contact any heating/cooling company, many of them will do this during a service call.

Staging home for sale worth the cost

If you're selling your home, you obviously want to get it sold quickly and for the highest amount possible. One very important strategy to keep in mind is staging, which is simply the process of arranging the inside of your home so that it shows off to its full potential.

Staging plays up your home's good features, such as enhancing a great view or drawing the buyer's eye to some spectacular wood floors. It also helps to minimize some of the home's drawbacks, such as making a small bedroom look larger. But also understand that staging does not in any way mean concealing structural defects, such as hanging a picture over a water stain or putting curtains over a broken window!

Staging allows a potential buyer to visualize what can be done with the home, which is especially important with a house that's currently vacant. Price it right when selling in today's market

High inventory lets home buyers be pickier, demand more

We're in the midst of a challenging home-sale market in many areas. However, soft markets can provide opportunities for some home sellers. The trick is to price your home right for today's market.
The most difficult reality for most sellers to face is that prices in their neighborhood may have dropped during the last year or two. Some sellers will find that it may not make sense to sell if the probable sale price is too low.
If you have the luxury of waiting for a better market, stay put for now. Be sure to check with a knowledgeable real estate agent before you make a decision to move forward -- one who knows the local market well.
HOUSE HUNTING TIP: It is an advantageous time for move-up buyers, who may have to sell for less than they would have a few years ago. But, they may also pay a lot less for the home they buy.
A seller usually has an advantage selling when there isn't much competition from other listings. Even though the listing inventory was low in some areas at the end of 2007 and the beginning of 2008, anticipate that there will be more listings coming on the market in April and May -- the traditional home-selling season.
Today's home buyers are extremely price-conscious. If there is a lot to choose from, price will certainly be a big factor. A price that's too high for the market won't bring the desired result.

Contest Winners!!


As I posted in an earlier blog, April has been "Fair Housing Month". It is the month the National Association of Realtors has chosen to focus on diversity awareness. This month The Jefferson City Area Board of Realtors sponsored a poster contest for all area 4th, 5th, and 6th graders. The theme of the contest was America, A Nation of Neighbors. On April 12 the winners were announced, The City of Jefferson Administrator read a proclamation on behalf of Mayor Landwehr, and the students were presented with prizes. On Tuesday of this past week, the Jefferson City Area Board of Realtors held its general membership meeting. At this meeting awards were given out to those people earning the Jefferson City Area Board of Realtors Honor Society. ONLY 4% of local Realtors qualified for this award. It is an award given to those individuals who are committed to service and active within the board's committees, continued education, seminars, attend sponsored event and so on. It is an honor to receive this inaugural award. With 10 years of receiving this award, the Realtor then becomes a lifetime member of the honor society.

What happened to mail order homes?


Over the course of the 20th century, there have been many attempts to bring mass-production methods to the building industry. The Aladdin Co. began selling precut houses in 1906, and two years later, retailing giant Sears Roebuck began offering houses by mail order. Each Sears Modern Home came in a 25-ton kit consisting of precut lumber and virtually all the other materials required to complete the building. Prices ranged from $650 to $2,500, and 22 styles were offered. Precutting the lumber not only made the houses cheaper, but also reduced onsite construction time by some 40 percent. More than 70,000 Sears Modern Homes were sold before the program ended in 1940, a victim of the Depression economy and vexing differences in local building codes. Jefferson City Area REALTORS Impact the Community

In 2007, the Jefferson City Area Board of REALTORS® made a positive impact with their community service efforts, raising $17,221.94 for area organizations. These members, REALTORS® and Affiliates, recognize the importance of strengthening the community and making it a better place for everyone.

* Sponsored the 1st Annual "Cinco de Mayo 5K Run/Walk". Over 90 runners and walkers participated - $3,012.00 raised for the Council for Drug Free Youth.

* Sponsored the 5th Annual Chili Supper REALTORS® & Friends Keep the Home Fires Burning chili supper, raffle and food drive. Over 600 people attended this event. This event raised $5,670.94 for the Samaritan Center utility assistance program and 5,793 pounds of food for the Samaritan Center pantry.
* Sponsored a WILDflower for the Art in the Park event. This $3,500.00 sponsorship supported art in the community. The WILDflower is currently on display on the West Edgewood greenway, but will be shared with local schools this spring, giving area children and their families the opportunity to enjoy this art.
* Provided eight scholarships at a total cost of $4,000 for students to attend Missouri Business Week. This summer entrepreneurial camp is for high school sophomores and juniors and teaches them about marketing and business.
* Provided three schools with the “It’s Your Move” materials for their classroom, totaling $289.00. This course provides practical information for high school students to prepare them for their futures as housing consumers. Students from Fatima, Russellville and South Callaway benefited from this program in 2007.
* Purchased $750 worth of school supplies to help "Pack the Bus" providing school supplies to children in need. REACT (REALTOR® Educating and Challenging Teens) continued its partnership with Jefferson City High School (JCHS), by mentoring students at-risk and also assisting with school supplies.

Understanding Purchase Points

Not only do you have to understand what type of mortgage you should choose, you have to understand the costs associated with your mortgage. All of these costs will be paid upon closing your mortgage.
Purchase Points
Purchase points, also known as a "buy-down" or "discount points," are an up-front fee paid to the lender at closing to buy-down or lower your interest rate over the life of the loan. Each point is equal to one percent of your total loan amount. If you have a $100,000 loan, one point would equal $1,000. The more points you buy, the lower your interest rate, but the more money you'll need at closing.
How do you decide whether you should buy points and if so, how many? Well, the decision should be based on how long you plan on living in your home and what you can afford to pay each month toward your mortgage. If you plan on living in your home for more than five years, it's probably a good idea to purchase points. The longer you live in your home, the more you can save on interest over the life of the loan.

How can I increase the value of my property

Specific home improvements can increase your property value above the cost of the improvements themselves, such as remodeling a kitchen, adding a bathroom, finishing a basement or upgrading landscaping. Just be sure that quality pays with remodeling. A bad remodeling job will do little to boost your property value.
If you live in a high-crime area, an organized community watch program not only will lower the crime rate but can enhance property values, too. It also helps to live in an area where other homeowners are upgrading their homes, which can help pull up your property value, too.
The bottom line is to measure the cost of any improvements you want to make against the overall values in your neighborhood. If you over improve for the neighborhood, you may not necessarily recover your costs or boost your property value significantly

Basic Principles of all Mortgage Loans

The home is used as security to back up the loan. A lender can force sale of the home if the borrower defaults by failing to make scheduled payments.
The larger the loan compared to the value of the home, the more risky for the lender and, often, the more expensive the loan will be.
Interest earned by the lender always is equal to the periodic interest rate times the outstanding principle balance of the loan. The periodic interest rate is the annual interest rate divided by the number of payments in the year (usually one per month).
The required payment usually is a bit larger than the interest due so that some of the loan principal is repaid with each payment. This process is called Amortization and is why most mortgage loans can be retired when all the monthly payments have been made.
All mortgage loans have one of the following features:
Fixed payment and fixed interest rate - fixed rate mortgages
Fixed rate but variable payment - graduated payment mortgages
Variable rate and variable payment - adjustable rate mortgages
As you learn more about the types of financing available, you will notice that some loans appear to have more favorable terms. That may indicate that those loans are, indeed, bargains (and it does pay to shop around), but usually it means that those loans could have some feature that is less appealing to borrowers. For example, shorter-term loans often have slightly lower interest rates compared to longer-term loans. However, the monthly payment for the same amount of principal may be higher because of the shorter term. Variable rate loans usually have much lower interest rates to compensate for the risk the borrower accepts that interest rates will rise in the future.

A foreclosure property is a home that has been repossessed by the lender because the owners failed to pay the mortgage. Thousands of homes end up in foreclosure every year. Economic conditions affect the number of foreclosures, too. Many people lose their homes due to job loss, credit problems or unexpected expenses.
It is wise to be cautious when considering a foreclosure. Many experts, in fact, advise inexperienced buyers to hire an expert to take them through the process.
